No, all property prices are set by the builder. There is only one price for all agents for all new build properties in Spain. For this reason we have created our Movehappy package to ensure you get the best deal.

We will reserve your chosen property. A reservation fee of between €3000 and €6000 is required at this stage, paid by card or transfer. This reservation fee is part of the overall cost of the property. You will be required to sign a reservation document confirming your will to purchase the property. The builder also signs to agree to the sale.
Once the reservation fee has been paid and the contract has been signed the next step is to meet our English speaking lawyers. They will check the contract, take a copy of the contract and proof of the reservation payment.
We would then complete power of attorney giving your lawyer the necessary authorisations to carry out the purchase of your property on your behalf. This simplifies the whole process and means you do not have to return to Spain until the purchase is complete.
With the power of attorney we will apply for your NIE numbers. This is a tax identification number in Spain and is required before a purchase can be made.
We will check purchase contracts and manage deposits and all stage payments of the purchase.
Once the property is complete we will manage all completion payments and update the land registry details in Madrid.
Nothing, the good news is, the above legal process is paid for by your Movehappy package.

IVA (VAT) – 10%
AJD Tax (Actos Jurídicos Documentados) – 2%
