Buy Property in Alicante

For many, the thought of buying a property in a different country is a scary one. You probably have lots of questions about the whole process and the many things you may need to know before you buy property in Alicante. Below we will try to answer some of these questions for you.

The property purchase process in Spain is actually quite straightforward but is different to the process in the UK. In this guide we will outline this process step by step, hopefully answering the questions you may have along the way.

Step 1 – Before you buy property in Alicante, think about what you’re looking for

When searching for a property for sale in Alicante it is helpful to consult knowledgeable and reliable Spanish property agents such as us here at Movehappy. We can use our expertise and experience to advise on choosing the right area and property to meet your requirements.

Try thinking about the following things as a starting point:

  • Affordability & budget – the price of property will certainly vary from location to location, so budget is a good place to start. If you need to get a Spanish mortgage, this is an option too and we will be able to advise you about mortgages in Spain.
  • Property size and requirements – how many bedrooms do you need? Would you like an outside space? Would you like a communal or private pool?
  • Distance from the beach, nearest town and amenities – what travelling distance is acceptable to you?
  • Other individual requirements – for example, you may want to be close to schools, the airport, a golf course, a leisure centre etc.

The answers to the above questions will allow us to advise you on which areas and properties we think would best suit your needs – the first step to finding your dream property in Spain!

Step 2 – Book a visit to Spain

Once you know what it is you are looking for and have selected properties you would like to view, it is time to book a trip to Alicante. Please check our availability before booking anything such as flights or a hotel.

At Movehappy, we will always collect you from the airport if we are available and drop you off at your hotel. You will then have some time to yourself at leisure. The following day we will spend the day viewing your selected properties and exploring the local area. We are always happy to show you anything else which is of importance to yourself such as the local golf course, schools, leisure facilities, beaches etc…

Step 3 – Now you have found your dream property to buy in Alicante

To secure your chosen property, a reservation fee of between €3000 and €6000 is required at this stage. This reservation fee is part of the overall cost of the property and can be paid by card or bank transfer. You will be required to sign a reservation document confirming your will to purchase the property. The builder also signs to agree to the sale.

Once the reservation fee has been paid and the contract has been signed the next step is to meet our legal team.

Our legal team will oversea:

  • Getting your NIE numbers – this stands for número de identificación de extranjero and is essential for opening a bank account, buying property, mortgages and connection of utilities
  • Setting up Spanish power of attorney – this will be your lawyer and means they can oversee the purchase of the property while you are back home
  • Checking purchase contracts and managing deposit and all stage payments
  • Completing on the property and managing all completion payments
  • Organisation and installation of water and electricity metres
  • Setting up of direct debits for water and electricity

You will also need to open a Spanish bank account before you can buy property in Alicante, we will help you open your bank account to make the whole process as easy as possible for you.

At Movehappy, we help all of our clients with all of the above. We will introduce you to one of our professional and friendly English speaking legal team.

Step 4 – While you’re back at home…

While you’re back at home our Spanish legal team will manage any required payments to the builder. We will inform you on the progress of your property purchase and provide you with regular updates right up to completion. Your next flight to Alicante should be to collect the keys to your new home.

Buying Costs in Alicante

These are the approximate purchase costs for buying a property in Alicante:

Repossessed property for sale in Villamartin

If you are looking for information about repossessed property for sale in Villamartin, read on. Find out the truth and all the information you need to know to see if buying a repossessed property in Villamartin is really worth it.

Spanish bank repossessions, the history

In the late part of the 20th Century, property in Spain could not be built quick enough to meet demand. The affordability and ease of air travel along with the short flight and Mediterranean climate meant more and more people were buying Spanish property.

However, in 2008, the world was hit by a financial crisis. Spain was no different and in particular, the Spanish property market suffered in a big way. People became bankrupt overnight, building work stopped and thousands of properties were left empty and abandoned.

Many foreigners who had purchased property in Spain in previous years were experiencing their own financial problems back at home. This combined with an increase in interest rates in Spain meant they were unable to keep up mortgage repayments on their holiday homes leading to the unfortunate circumstance of negative equity. Due to the dire situation, millions of buyers made the decision to abandon their holiday homes, the banks repossessing them.

Seven years later in 2015, average property prices in Spain had decreased by as much as 65%. With the demand for property in Spain increasing once again as the economy improved, banks began selling the repossessed properties to begin making their money back. This leads us on to the question, “repossessed property for sale in Villamartin – Is it really that good?”

Pros and cons of repossessed property for sale in Villamartin

As with anything when looking at places to buy in Spain, there are both pros and cons of buying a bank repossession property in Spain. Whether or not it is right for you will depend on your individual circumstances.

PRO – There is the possibility of purchasing a repossessed Spanish property using 100% finance.

PRO – You are likely to be given a low interest rate as you are purchasing from the bank themselves.

PRO – Depending on the bank they may be flexible when it comes to price and accepting offers lower than the asking price. This will generally depend on the state of the bank itself at the time and how quickly they want the property in question gone.

CON – Purchasing a property directly from the bank means it is possible it has debt attached to it.

CON – Many owners who have their properties repossessed do not leave them in the best condition. If you were to search for “villas for sale villamartin needs renovation” you would likely come across bank repossession properties. Buying from the bank, they generally sell the property in the condition it has been left in. It has been known for wires to have been cut and plumbing to have been pulled out and so on. You may want to hire someone to check things over before agreeing to the purchase.

CON – It is possible you may need to carry out legal and property checks yourself if the bank does not know everything about the property.

It is not necessarily a ‘con’ but if you decide to begin looking for cheap Spanish property for sale in Villamartin for example, bear in mind when you do that you may not be able to find all available repossessed properties online. It may be worth having a conversation directly with your branch to see what they have available. They may be able to alert you of any new available repossessed property for sale in Villamartin in the future too.

repossessed property for sale in Villamartin

New build property versus Bank repossessions

In order to answer the question if repossessed property for sale in Villamartin is really worth it, you may want to compare the above pros and cons with those of new build properties in Spain. With the economy recovering, building started again and there is now a large selection of brand new properties for sale in Villamartin

Looking at the pros and cons above, perhaps the most obvious advantage of new build properties in Spain is that, well it’s new. No one has lived in it previously and you know what you’re getting – no cut wires or pulled out plumbing. Building regulations in Spain have also changed over the years meaning new builds are now built to higher standards with better quality materials.

This leads on to another massive pro of purchasing a new build property in Spain compared to a bank repossession; the Seguro Decenal. The Seguro Decenal is a 10 year warranty which is now mandatory for all residential new build properties in Spain as per Article 1591 of the Spanish Civil Code and statute 38/1999 of Spain’s Building Act. This will cover structural faults such as the retaining walls and foundations and will be given as an insurance policy from a third party property insurer. This is a compelling financial advantage of purchasing a new build property as well as giving buyers peace of mind.

When it comes to financing a new build property in Spain, you will need a cash deposit and will not be able to use 100% finance. You can of course still apply for a mortgageto cover anything over the deposit. You are also unable to barter on the asking price. The price of the property is set by the builder and is completely non negotiable.

You are likely to have a bigger selection of properties to choose from if you opt to go down the route of a new build property. The Spanish real estate market is booming once again and is attractive for those wanting a new life in the sun and investors alike. You can get a lot for your money in Spain compared to some other countries and all in a lovely all year round Mediterranean climate.

Client Testimonial

Phenomenal company. Our experience buying in Spain could not have been any better than it was with Movehappy.

Our trip to Spain to view Villas was faultless. We were picked up from the airport and taken to a hotel Movehappy had recommended. We were given time to enjoy ourselves before being taken to view a selection of beautiful Villas the following day. We were lucky enough to find our dream home in Villamartin quickly. We were assisted in opening our Spanish Bank account and paying the deposit required to secure our home.

Since returning to the UK, Movehappy has continued to assist us with every aspect of purchasing our Villa and have kept us updated throughout. At no point in our journey so far have we felt any stress or pressure, so thank you Movehappy for everything.

We are so very excited to start our new life.

Making the decision to move my family to Spain was not an easy one. Having two young children, not only did we need to find the perfect house for us but we needed to find the perfect school and community to make the transition as smooth as possible for them.

When looking at properties initially, we expected an estate agents would only help in the search and sale of a property. However MoveHappy helped with EVERY aspect of our move. On top of this, their MoveHappy packages are fantastic.

Thank you so much to you for making our move possible, We really could not have done it without you.Tony, Nicola, Eva & Tommy, Bristol, UK

Testimonial

As exciting as it was to begin looking at properties in Spain, I was also filled with dread at the thought of having to go through an estate agent. Pushy salesmen have always been a ‘pet hate’ of mine. For this reason as well as many others I am delighted I chose Movehappy to deal with my purchase in Torrevieja. At no point did I feel that I was being pressured in the slightest. For me, this was incredibly important.

My sale was dealt with in a professional, timely and friendly manner throughout. I hope to do business with you again in the future.

Timothy Chand, Brighton, UK

As you know, the world has been dealing with a global pandemic for some time now; Covid 19. Movehappy wants to take this opportunity to let our customers who are thinking of buying a property in Spain know how we are dealing with this and what it means for our clients.

Our number one priority is to ensure the safety of our clients as well as our staff.

We will not only outline what we are doing now, but also the plans we have in place as time goes on, regulations change and people are able to travel freely once again.

At the time of this article being written, very few deaths have been reported in Spain in the last week. Not forgetting all of the lives that have been sadly lost, things are looking up. Or at least they are starting to. We are still in a form of lockdown but it is currently sounding like travel to Spain may be allowed again soon.

What we’re doing now

The good news is that Movehappy and the Spanish property market are still functioning fully in sunny Spain. Our office is functioning as normal and we are still here to answer your calls and reply to enquiries of any kind so please do not hesitate to contact us.

The only difference at the moment is that travel restrictions mean you may not be able to get to Spain to view properties in person.

However, with current lockdown measures, we are allowed to enter all new property for sale in spain. This means we can now offer all of our clients virtual viewings. There are two types of virtual viewing we can offer.

  1. We can take a recording in and around the property and around the local area to send you. This means you can watch the recording as many times as you like, pause it and zoom in etc.
  2. We can arrange a time to show you around the property using a video call, for example by using Whatsapp or Messenger. As this would be live you would not be able to re watch the video at a later date.

Either way if there is something specific you would like us to have a close look at you can let us know. We can do a 360 degree turn in each room, show you the basement and parking facilities, walk around the terrace or explore the gardens and so on. We’re there for you and no one else so you are able to be as specific as you like. If you find you have any additional questions following the virtual viewing we are always here to help.

You may be wondering how to buy property in Spain without being present. If you decide you want to move forward with a purchase, there is still no need for you to be in Spain in person. We have set out the following process meaning you can do everything from the UK.

1) Once you have seen a property in Spain you are happy with you agree on the property to purchase.

2) The builder draws up a reservation contract. Our legal team then reviews this and confirms it is legally binding.

3) At this point you would transfer the reservation fee to the builder and our legal team will confirm the reservation fee has been paid.

4) You will then need to visit a UK notary and issue power of attorney to our legal team in Spain. This means they can oversee the purchase for you in Spain without the need for you to be here in person.

5) Our legal team will apply for your NIE numbers for you. This is a tax identification number and you must have one before buying property in Spain.

6) You will need a Spanish bank account as well. Luckily, there are Spanish banks based in the UK you can use to do this.

7) Before completion, we will visit your new property in Spain for you to ensure everything is in order.

8) Upon completion our legal team will sign for the property on your behalf and connect the utilities for you.

9) You now own a new property in Spain – all without having to travel back and forth. When you travel to Spain we will meet you with the keys to your new property.

Our plans for the future

We are expecting travel to Spain to start again in the coming weeks and months. Of course, as long as Covid-19 remains a threat we will continue to take all the extra precautions necessary.

In the past we have always offered to collect our clients from the airport, drive them to the property viewings and around the local area. Whether or not we are able to do this for you will depend on what procedures are in place by the Spanish Government at the time. If we are unable to drive you we are happy to recommend a car rental company at the airport.

We have been in contact with our builders to discuss what measures have been put in place to ensure our clients stay safe whilst viewing new build properties in Spain. As you may want to view properties with more than one builder as well as entering other offices and inside spaces we have put together a list of procedures to apply to the whole trip.

  • Social distancing – We will not greet you with a handshake and we ask that you please do the same. We ask that you maintain the recommended 2 meter distance whenever possible. Only 2 customers may accompany an agent into a property at any one time.
  • Hand washing – We ask that you wash your hands with soap as often as possible and use hand sanitiser when this is not possible. We ask that our clients do not touch any surfaces or furniture while moving around properties or other inside spaces.
  • Face masks – Face masks will be provided to be worn for all viewings and office visits.
  • Punctuality – All property viewings as well as office visits will now be by appointment only. It is important that we are punctual to ensure there is never an overlap as this could make it difficult to stick to 2 meter social distancing measures.

Please note that the above may change as the situation and regulations around Covid-19 change. Our number one priority is and always will be the safety of our clients and staff.
